Terms
Terms of service
Last updated October 23, 2026
These terms cover virtual staging orders placed with TrueView Staging, owned by Josh Todd, 9393 W 110th St Ste 170, Overland Park, KS 66210. Email [email protected].
The service
We add furniture and decor to photos of empty rooms. We do not change walls, paint, floors, trim, ceilings, doors, windows, light fixtures, or the view outside. Furniture is scaled to the room, and we keep doors, walkways, stairs, vents, and hearths clear.
Every staged photo is labeled “Virtually Staged.” You are responsible for your MLS’s rules. We recommend also uploading the original empty photo, which many MLSs expect.
Orders
The order form takes up to 20 photos per submission. For a larger set, email us and we’ll send one Venmo request for the whole order. Tell us the listing address, pick a style or Designer's choice, and say which rooms need what. Rooms should be empty or nearly empty. Kitchens and bathrooms get light decor. Living rooms, bedrooms, dining rooms, offices, bonus rooms, basements, and open rooms can be fully staged.
Pricing
Pricing is the same for everyone, on every order. $4 a photo with a $20 minimum (5 photos), capped at $50 for up to 20 photos. Over 20 photos, it’s $50 plus $4 for each additional photo.
Examples: 3 photos is $20, 8 photos is $32, 12 photos is $48, 15 or 20 photos is $50, and 25 photos is $70.
There is no subscription, no credit pack, and no rush fee. Rush is not offered. Prices are in US dollars and match the pricing on the website.
Payment
Payment is on Venmo, up front: pay the order total, or the amount on our Venmo request, to @trueviewstaging. We start staging once we receive it. Put the listing address in the Venmo note.
If you email the order instead of using the form, we’ll confirm the total. Staging still starts only after the Venmo payment arrives.
Delivery
You get the staged files by email within 24 hours after payment, 7 days a week. If you need more than 20 photos, email us and we’ll confirm timing before you pay.
Touch-ups
Touch-ups are free if something in the staging looks off. That includes a different rug, a desk instead of a bed, a layout change, or another of our styles on a photo you already ordered.
Reply to the delivery email and say what should change. Touch-ups still will not change walls, floors, windows, fixtures, or the view. Photos of rooms that were not in the order are a new order, not a touch-up.
Refunds
- If you cancel before we start staging, we refund the full payment.
- If we can’t stage a photo because the file is unusable or the room isn’t a fit, we refund that photo.
- If a delivered photo still doesn’t work for your listing after a touch-up, we refund that photo.
- When we refund a photo, you get back the difference between what you paid and what the photos you keep cost under the pricing above.
- We don’t refund an order because a home sold, or because the photos were already used on the MLS and you changed your mind.
- Refunds go back through Venmo.
If we owe you money under these terms, it will not be more than what you paid for the photos in question. We don’t promise a sale price, a number of showings, or days on market.
Photos you send
You keep ownership of your original photos. You give us permission to use them to create the staged images and to handle touch-ups. We don’t sell your photos, and we don’t put your listing photos in our marketing unless you agree in writing.
You can use the staged photos to market the listing. Leave the Virtually Staged label on.
